
Flint Ranked Most Affordable City for Homebuyers in 2025
If you're in the market for a new place to live, a new study has revealed that Michigan has two of the best places in America to get the most bang for your buck.
The personal finance website WalletHub recently put together its list of the "Most Affordable Cities to Buy a Home", and Flint and Detroit topped the chart at #1 and #2, respectively.
Understanding WalletHub's Ranking Criteria
WalletHub evaluated 300 cities around the country in a variety of metrics, including median home prices as compared to median annual household income; cost per square foot; maintenance affordability; and the cost of homeowner's insurance, among other things.
Why Flint and Detroit Stand Out in 2025's Housing Market
There are a few factors that contribute to the affordability of housing in Flint and Detroit.

For starters, more than 1 in 5 homes in each of those cities is vacant. That makes for a robust buyers' market.
Key Factors Behind Michigan's Housing Affordability
It's actually less expensive to buy a home in Flint or Detroit than it is to rent one, which is not something that can be said for most parts of the country.

According to WalletHub, "Flint has the lowest median home price per square footage, at only $61. To put that in perspective, the price in the most expensive cities is over $1,000 per square foot."
As a Flint native, it's bittersweet to see the city atop this list. Everyone loves getting value for their money, but knowing that Flint's decades of hard times are responsible for putting it there is sad.

Other Michigan cities among the Top 100 on WalletHub's "Most Affordable" list include Warren at #13, Grand Rapids at #37, Livonia at #46, Sterling Heights at #68, Dearborn at #78, and Lansing at #91.
